Set Field Value Not Working

Hello all,
We are trying to set clear a field value on a Cash Sale form when certain conditions are met.  When the form is opened for edit and the conditions are met we want to clear a field.  We have tried to trigger on Entry, Before Record Load, Before User Edit and nothing works.  Before User Edit causes the form to not even finish loading, gets stuck loading items.  When selecting Before Record Load and Edit or Entry and Edit we get the warning "Value cannot be set in BEFORELOAD on already existing (not new) record."

How can we set a field value on a Cash Sale form when a user starts to edit?
