Need Vendor *report* with properly formatted addresses

I don't see any way to use a saved search to make a "report" of all the vendors with their addresses properly formatted, like for example


Addressee
Address1
Address2
City, State Zip



If I can't have that control it's not a report and you need to stop calling it one.
