Not able to open External Semantic model template

Hi Team,
I have to work on external application and as per documentation, downloaded External Semantic model template. Whenever i am trying to open it through BI Admin Tool, getting an error-
The repository is corrupted, or you don't have enough operational memory.
Password which is being used to open it is Admin123.
Below are the details for BI Admin Tool.

Please download the latest OAC Admin Tool available in the below location and then try to open the RPD.
Post that this issue will not be seen.1
