UPS Rates - Residential vs Commercial

I'm wondering if anyone has found a work around to allow customers to choose whether their shipping address is residential or commercial and charge the appropriate rates accordingly?

We do not want to charge all customers the higher residential rates as we are trying to attract commercial customers, but we also do not want to lose money on shipping so we cannot charge residential customers the lower commercial rates.

Any suggestions or ideas? This is a VERY important issue for our company and needs to be resolved before we can go live.
