Asset revaluation doesn't pick up any assets regardless the selection criteria used

On Revalue Assets screen, I am trying to run assets revaluation, however I am not able to get any asset at all picked up - tried different combinations of selection criteria. Did anyone encounter that issue before? what could be blocking the assets from being selected for revaluation?
