Asset not appearing in Retire Assets page

Summary:

User wants to retire an asset, but it is not found in the Search section when the Corporate book is selected.

Other info:

The asset is available on the Retire Assets page if the Tax book is selected.

There is a linked Lease that we thought had to be terminated first, but after terminating the Lease, the asset still doesn't appear on the Retire Assets page.

Any ideas are appreciated. We are unfamiliar with the order of events to retire assets linked to leases.
