Why is the lease payment greyed out when selecting the payment type as periodic lease payment?

I am encountering difficulties while creating a lease in the Financial Accounting (FA) module. The lease scenario requires a 5% interest rate for the initial 12 months, followed by a 10% interest rate for the subsequent 10 months. However, I am running into the following problem:

The first line item in the recurring payments section is taking the number of payments from the noncancelable terms. When I attempt to add a second line and choose either the "Variable lease payment" or "Other payment" type, I am unable to input an interest rate. Additionally, selecting the "Periodic lease payment" type results in the lease payment field being grayed out, preventing me from modifying the number of payments.
