Unable to search for leases

Summary:

Two questions:

1.I am unable to search for leases i created which are

in Activated and working status.

2.Also is it possible to create a lease without adding asset and payment as i am unable to validate the lease if i don't add asset or create payment schedules?

Currently our Business requirement is to create leases and no payable or revenue integration which i updated under system options but still system is asking me to create a payment if i am not entering 1 payment and asset.
