Redwood: Defaulting rules in DOR page not working

Created a defaulting business rule in VBS on document record page. In the (if clause) conditions when selecting a field (DFF in my case) the values are are not available for selection. DFF is of display type 'LOV'. Please see the attached screenshot for VBS rule conditions and DFF info. Also, tried changing the DFF to checkbox and drop down list, behavior is still the same and if the field is set as a checkbox it does not shows up in the if condition section.
