Oracle RAC binray permission

 Hi ,
   I trying to install 11.1.0.6 on AIX 6.1 . Everything think going fine but when I run installer I face OUI-10038 you don't have proper permission.

So when I create directory as root

mkdir /u01/app

so /u01/app owned by root:oinstall


so always I have problem for writring permission . not like DB or ASM home which  mention must owned by oracle user.


Any ideas ? If CRS must owned buy root or by oracle
