PN:Not getting the correct payment schedule

Hello,
I am creating a rent payment schedule for the period of an year starting from 5th Oct 2007 and ending on 4th Oct 2008. The payment is to be made in two installments. One immediately on the date of commencement and other on 1st of April. I created an expense lease for an year and created rent payment with frequency as annual with schedule day as 5 for the period of 5th Oct 2007 till 31st Mar 2008 and another rent payment with schedule day as 1 and for the period of 1st Apr 2007 till 4th Oct 2008. But
