Company Object workflow is not working as expected.

We are facing a problem with Company level Record type trigger event "When modified record saved". Actually we want to send  email notification when Primary Bill to Street and Primary ship to street address is different. Only for when "Create Dealer Account in EBS" check box is checked. But the workflow trigger is firing every time when any other fields updated.


example Company name : test company for today 2

Below trigger #1 is not working as expected, but similar #2 trigger it working as expected only the difference is Address filed is equal to and not equal to between two trigger.


1) Dealer acct notify billing diff shipping addr
