R12 Property Manager: Create a Discount on Lease

Consider the following case.

Lease Start: 01-jan-2013 & Lease End: 31-Dec-2013

Annual Rent: 60,000

Discount: 10,000

I want  to enter discount as seperate line under billing tab, and 10,000 to be equally distributed for 12 months i,e the lease period.

We have been following the scenario of entering credit memo in AR and appying against the invoice, but as per audit requirement we want to enter it in property manager itself at the lease level.

Any Suggestions are appreciated.
