5 % RENT in every year

Dear Guys,

How can we add  5% additional in every new year in a lease. For example, lease starts with $ 1200 per annum. after 12 months, additional 5% will be added in rent amount in per annum like 1200+60 (5%).
Please suggest a standard solution in property manager...
