Early Termination ?

Hi,

We have a scenario, where we raise a single invoice for the whole year (Yarly Lease) and customer pays us through Post Dated Cheques for all these years.Now, we have a policy, where we do not return the cheques to the customer i.e. customer has to bear the amount.Now, we want to terminate this lease and make the apartment available for some other customer, but, system is not allowing to do so.
