42440 Invalid Matching Number error from lockbox when payment is for lease termination quote

when i use a lease termination quote as the reference field in lockbox detail cash record, i get an error for invalid matching number.  the amount of the payment record and the overflow payment amount match to the amount of the termination quote.  the termination quote is approved, and effective.  my understanding of the documentation is the payment should apply to the receipt and mark the term quote "Accepted".
