Error while applying OPatch

Got below error while applying patch.

OPATCH_JAVA_ERROR=CheckConflict: OPatch Exception while accessing O2O

Cannot check bug/file conflict and component prerequisite checks.

ERROR: OPatch failed during prerequisite check.

I found below error in Log file.

oracle.sysman.oii.oiit.OiitTargetLockNotAvailableException: The target area /ERP12DEV/oraInventory cannot be used because it is in an invalid state.
