Credit Memo from Property into Oracle AR

Dear Experts,

It is a common business requirement for our client where they change lease amount to lower amount during the course of the lease. In this case since invoice is already created in the beginning, client wants credit memo to be created automatically in AR when this billing line is sent again from property to AR.

But, oracle is unable to create this as credit memo.

Is this possible by means of any patching ?

Any other workaround for this issue ?
