How to create a lease with backdate as a commencement start date.

There is a lease with start date as '01-JAN-2013' and '31-DEC-2016'

Requirement is to create two payment terms one is  from 01-jan-2013 to 31-aug-2016 and other payment term from '01-Sep-2016' to '31-dec-2016'.

In this case what will be the amounts for two different terms in the payments tab if the initial amount is 10000 and rent increase is 10% from start date.
