Hands off installation of Oracle 12c Standalone DB Server

I am able to install , configure and create the initial db instance for 12c DB with the GUI with no issues.

I would like to take the response file from that installation and use it to create new servers with runInstaller

Problem is the install gets to the point of requesting the root.sh scripts being run and that's it.. The initial DB instance is not created.

I would really like to do this whole install in one or even two automated commands... With just the initial startup db instance,

If I try to run the secondary config script that the installation tells me to run I get this
