Discounts on Index leases

Hi All We have a scenario.

The lease is escalating based on Index. So lets say the  rent increases are like below..

2016- 1000

2017- 1100    10% index change.

How ever, we have an agreed 20% discount with Tenant, i.e the 2017 Effective rent comes down to 1100-220=10780 How do we achieve this in property module. Any ideas are welcome. We cant consider negative lines as this is purely based on Index moves and need to be calculated when we run rent increase program. Please help
