Convert yearly contractual amount to monthly invoices on assigned payment terms

Hi,

What is the relation between the fields: 'Frequency', 'Actual' and 'Annual'? How does this affect the payables interface from property manager?

I also noticed that the frequency cannot be saved to monthly after the same is changed, saved, closed and reopened for verification.

I want to enter an annual amount and split the same into equal invoices/payments every month. The annual amount is only a contract amount.
