Calculation of variable Rent

Hi All,

I have created a lease and variable rent with below criteria.

Lease Commenecment date: 01-JAN-2017

Lease Termination date: 10-MAR-2018

Amount:1000000 Monthly amount.

Variable rent:

Calculation: Non cumulative

Volume Type: Percentage

Category: Rent

Break point type: Artificial , Flat

Group Break point is $12000000 monthly

10% is rate

First month volume is $12000000

Based on the above, I would want the system to calculate $2000000 of variable rent (12000000 - 1000000) . But it is giving 22000000

Can someone suggest the calculation method, partial year method, calculation frequencies, etc in order to acheive the above requirement.
