Property Manager. How implement a expense lease with pay the max value between a fixed rent and a va

in Property Manager - EBS (MOSC) Question

Hi. I have the following case for a leasing. How should be implemented in Property Manager. The rent i have to pay should be the max value between a fixed rent and a variable rent. For example. A Fixed rent of U$S 1000 or a 5% of sales.
