how to disable amend button when lease status = TERMINATION

Dear All

we have requirement to disable or hide "amend" button for particualr lease , if lease status = TERMINATION. please advise is there any way to achieve this.

our understanding that once lease is terminated then system will not  allow to do any changes but we have found that through  amend button user is able to change it.
