Lease Billing Tab Estimated Amount Vs Actual Amount usage

Hi,

On the lease billing tab, there are 2 fields Estimated Amount and Actual Amount, how Estimated Amount is used?

Our requirement is to create billing lines with an estimated amount and finalize the lease. Before authorizing each billing schedule,  need to be able to update the estimated and actual amount of the billing line. How can this be achieved?
