How are Overages and Rent calculated?

Hi,

I have been trying to understand the overage and rent calculation for artificial break points. The formulas do not seem to be consistent from one break point to another. I have put 3 cases below for which I need explanation for calculation of overage and rents. The document - Property Manager Variable Rent Data Model document (Doc ID 2411108.1)  is not of much help either for the cases I have defined below.

I have attached the original excel sheet. Would really appreciate if the formulas could be plugged into the attached sheet.
