Asset Management beyond FA

We use today basic FA module to calculate depreciation. Project Accounting to get the feed from Oracle Projects to FA.
I understand we have many non Integrated system and systems are working with bare Minimal Integration and whole data get reconciled in GL withoit much of visibility of underlying transactions.

In this circumstances we are planing to setup EAM and progressively enable Asset Tracking and Install base. Below are the Initial set of Requirement:

1> Where is the my asset , which building which floor and where exactly ?

2> Asset repair work, if it's within warranty or out of warranty ?

3> Pay the repair vendor against a contract preferably against a BPA. we have PO, INV,AP enabled
