Xstore Upgrade Vs Install Difference

We are upgrading Xstore for a client from 20 to 21. We can see that we have two options to create a build with v21, upgrade the build and install the build. A store currently running with v20, on the same store what will be the difference if running an upgrade build or installing a build of v21 with our custom code?
