Item Average Cost Update

I have a question how to update the average cost of the item. We used Adjust inventory and Adjust Inventory WorkSheet but the average cost is not changed as I required.

Example item1 with -10 in Boston location with 0.0 unit cost and same 0.0 Average cost then our aim is to make the average cost as 1.27 how to do that?

we made +10 adj.inv with 1.27 but avg is 0 and last purchase became 1.27

Next, we made -10 adj to make the same qty but average cost for that location is same please help me out ....?
