unsubscribe text not displaying correctly

When I choose to create a marketing template from a file (vs. NS text editor) the preview looks perfect, however when the Netsuite email goes out the 'unsubscribe text' is displaying in an unusual and unreadable location in the upper right.  Portions of it are hidden by an image as well.  I've included a snapshot below.  Any reason for this?  How to I get this to display at the footer of the email as it does when I create simple emails using the NS text editor?  I'm doing this one from a template file as the NS text editor is
