SQL Question - How to return 'null'

I am using the following in a currency formula.  It works great without the ELSE statement.  What we need is if nether expression 1 or 2 are true then we want to return 'null'.  When I use Else I get an invalid expression.  Any ideas?

CASE WHEN ({customer.custentity_is_serv_cust} = 'T') THEN {costestimaterate} WHEN ({customer.custentity_is_sales_cust}='T') THEN {rate} ELSE 'NULL' END
