Advanced PDF/HTML Template <PBR> tag Throwing Error Message upon 2nd Preview

I am adding our T&C's to the "Last" Page of the Estimate. 

When I add the following HTML Code, it works beautifully:

The first time I preview the template in either the Source Code or the WYSIWYG it prints great.

The second or third time when I try to view it I get this error message

If I cancel and go back into the template it will preview fine.  Then the 2nd or 3rd time I try to preview it goes back to this error.

I've been researching everywhere and can't find anything regarding this.

Has anyone seen anything like this before?
