How to create product transformation rule based on item structure?

With ref. to the OBR document V3, it says if an item is added on sales order, product transformation rule can add lines from the item structure. Unfortunately, there is no working example on this. Writing a hardcoded rule based on item is not a practical solution as we have huge number of such items.

Requirement: 

If an item say item1 (with component1 and component2 as part of its BOM) with Custom Item EFF flag as "Y" and the order type is "ORDER_FG", then the product transformation should add the order lines item1, component1, component2. The values of component1, component2 should be dynamically derived based on item1 value. This is possible but there is no working example anywhere in the documentation. Request your help.
